Documents Required

A seller must provide the following documents when putting his or her property up for sale:

  • The purchase contract for your property
  • The certificate of location
  • A copy of the declaration of joint ownership, if applicable, and related regulations
  • Written proof of current guarantees on repairs or for structural acquisitions or additions
  • Documents that demonstrate school and property tax amounts.

The seller should produce a “Declarations by the Seller” document, which becomes an integral part of the brokerage contract. This is a reasonable and efficient way to provide your agent or broker with the complete and exact information required to sell your property. Among other aspects, the seller’s declaration confirms whether or not you are the sole proprietor of the property, whether it is free of debts, whether it is the subject of an agreement with another broker, etc.
